Located on an interior barrier island lot without direct waterfront views, the Morningside Residence is organized around the idea of an 'oasis within.' Rather than relying on proximity to the Gulf, the design brings architecture, landscape, and interior design together to create a private courtyard environment that serves as the visual and social center of the home. The primary living spaces are elevated to meet FEMA flood requirements, while maintaining single-level daily living to support long-term occupancy and aging in place.
The program separates the main living areas and primary suite from guest accommodations used intermittently. This approach allows the plan to be pulled apart into distinct volumes, introducing landscape between enclosed spaces and reinforcing privacy. The home is oriented to take advantage of southwestern exposure, establishing a pool courtyard wrapped by living spaces and shaded exterior areas that extend daily life outdoors.
Simple massing defines entry thresholds and frames views of art and planting while protecting bedroom areas from adjacent properties. A broad roof plane moderates solar gain and creates generous shaded outdoor areas. The second-story volume is wrapped in a woven perforated ultra-high-performance-concrete screen that gives the residence a distinct architectural identity.
The UHPC panels were developed as both environmental control and architectural feature. Their woven pattern filters intense western sun, reduces heat gain, and provides privacy from neighboring properties while maintaining airflow and outward views. The panels form a continuous veil around the second level, reinforcing the clarity of the upper volume while contrasting with the more solid base below.
In the evening, integrated uplighting washes the concrete screen, illuminating the courtyard with diffused light, softening the architecture and reinforcing the calm, inward presence of the home.
